The buildings worth owning rarely arrive through a portal. They surface through long-cultivated relationships with local agents, families winding down estates, and operators looking for capital partners who understand the work.
For each opportunity we present, we have already negotiated terms, structured the SPV, retained legal and tax counsel in the relevant jurisdiction, and confirmed an operator. Members then choose, individually, whether to participate.
No fund. No pooled capital sitting idle. No pressure to deploy. One deal at a time, with the discipline to wait between them.

We surface opportunities through local relationships. Most are off-market. Each is screened against a tight set of criteria before any work begins.
Legal, tax, financing, operator agreements, and the special purpose vehicle are arranged before members are invited. Diligence is complete on day one.
Members review the full data room, indicate ticket size, and subscribe directly to the SPV. Closes when the round is fully covered, typically within four weeks.
Quarterly reporting, annual valuations, distributions per the operating agreement, and a clear exit. Members can ask, but never need to manage.
